Abstract: ABSTRACT This dissertation focuses on the system of land ownership in Gwagwalada Area Council. This system has culminated into environmental degradation as a result of uncontrolJed action of the ,iillages on government layout. Their action has reduce dynastically the rate of development and inflow of real estate investors in the areas council. More so, the master plan for the area council has a little or no reflection on the existing physical development. This is as a result of uncontrolled development carried out by the vilJagers, mud houses, that ached houses on govern111ent layout living the area with bad road network, poor drainage system, uncontrolled refuse disposal, bad sanitary system etc. This research work will examine the extent of slum spread, level of encroached on povernment layout by the villagers and analysis of the effects of their action (villagers) on environmental degradation an real estate investment. This will be achieved by the use of questionnaire, oral interview, personal inspection to the affected areas and careful analysis of all data collected. v
