dc.description.abstractThe provision of infrastructural facilities have been established to have direct relevance to the changes that may occur in residential property values. However, various studies have not examined the application of geograhic information system to assess the impact of the infrastructure on the property values. In this regard, this study sourced primary data on water as an infrastructre and the coordinates from the selected neighbourhood in Minna using hand held GPS and Kriging done with ARCGIS tool. The regression analysis conducted reveals that water based infrastructure with P value of 0.000 less than .005 p level a has a direct variation on rental value in the Bosso area of Minna. To this end the kriging analysis indicates that the area with darker colours possess more urban infrastructure (water based infrastructure) than those in lighter colours. This implies that the impact of provision of infrastructure that have direct influence on the residents of an area could be monitored with the use of geographic information system. The study therefore recommends the creation of a department in the geographic information system body to enable the use of GIS to monitored infrastructure development and impact on residents to enhance urban governance.en_US
