Abstract: The impact of rework to construction project performance has become a major source of concern to construction professionals and clients of the construction industry. In the case of the clients, getting value for their investment is threatened. Design error which is a deviation from a drawing or specification, also including omission and ambiguities, is one of the root causes of rework. Generally, it is during the execution and implementation stages of projects that design errors are noticed and identified which usually leads to rework.Institutional building projects are usually frame structures and most of the design related rework is usually found on the structural components i.e. the columns, beams and slab. The aim of this research is to determine the relationship between cost of rework due design error and the initial contract sum, final contract sum, initial completion time, final completion time of institutional building projects in Abuja. Using the quantitative method of research, secondary data was sourced from the archives of completed institutional building projects. Correlation analytical tool was used to analyse the data. It was found from the research that there was a positive correlation between rework cost and final contract sum. The initial and final contract sum are significantly affected by rework while the initial and final contract duration are not significantly affected by rework. It was concluded that in most scenario, when rework occur in construction project it increases the contract sum of such project but may not necessarily affect the duration of the project because some work item can be crashed to meet up with project deadline.
