Item THE CONTRIBUTORY EFFECT OF EXTERNALITIES TO THE VOID PERIODS FOR RESIDENTIAL BUILDINGS IN MINNA, NIGERIA(FEDERAL UNIVERSITY OF TECHNOLOGY, MINNA, 2018) Ogunbajo, R. A; Adewusi, A. BA number of residential buildings have been observed to suffer longer void periods in recent times despite the increasing demand for residential accommodation across urban areas. Landlords and real estate investors are sometimes faced with the challenge of replacing tenants within the shortest possible time, thus being unable to adequately recoup the invested capital on residential properties developed in particular neighbourhoods. This study provides evidence on the contributory effect of externalities on the void period for residential buildings in Minna. The sample for the study constituted a total of 207 three bedroom bungalows which fell into void at any point between January 2014 and December 2016 – covering a three year period. Adequate data were provided for 144 of these dwellings which spread across nine neighbourhoods, representing 70% response rate. Data were sourced from practicing estate surveyors & valuers, and estate agents in the study area, as well as occupants of housing units that fell within the sample. The sourced data provided information on the void periods of sampled dwelling units as well as required information on selected externalities. Collated data were analysed using the optimally scaled categorical regression analysis. The regression model explained 51% of the total variation in the void period of residential buildings. Findings revealed that the void periods of residential buildings reduced with closer distances to shopping centers, recreation centers, major roads, and improved electricity supply. On the contrary, educational institutions, health care centers, refuse dumps, security and sources of water supply were found not to have significant contributions to the void period of three bedroom bungalows in the study area. The study recommended that real estate investors’ should be mindful of externalities in an area before embarking on real estate developments in order to ensure satisfactory returns on their investment.Item Assessement of Ergonomic Factors among Non Acadamic Staff of School of Enviromental Technology, Federal University of Technology Minna(School of Environmental Technology Conference, SETIC, 2016, 2016) Y.D. JimohImplementing ergonomics in workplace improves health and safety among staff, increase job satisfaction of workers, thereby leading to increase work quality services and productivity. In a related development, ergonomics can also increase overall employees’ morale, decrease workers compensation costs and decrease absenteeism and turnover among the workers. However, implementing ergonomic principles at work place has been low; hence this study assessed ergonomic related factors of workers within the School of Environmental Technology using physical measurement and personal observation of 10 nonacademic staff. The 3 factors identified for assessment were anthropometric measurement (using measuring tape), light intensity measurement (using Lux meter) and quick exposure check (using checklist). The results of the anthropometric measurement assessment showed that only Hip width was found to match with current furniture for most workers, while other parameters were found to be highly mismatched. The results of quick exposure showed, that most workers have experienced moderate exposure levels for back (static and moving), shoulder/arm, wrist/hand and neck. Based on the lighting level at workstation of workers, there was an indication of inadequate lighting level. It can be concluded that based on the 3 ergonomic factors assessed, implementation level was low. Additional improvement to workers workstation is required coupled with long term planning of new chairs that are customized for workers need, ability to rest or lumber support with additional head support and adjustable table. This study is aimed at understanding the out bound logistics channels of construction materials logistics management utilised in Nigeria manufacturing industries. A case study research approach and purposive sampling technique were adopted, sample comprising six construction materials manufactured and distributed within the North-central region of Nigeria. The study was descriptive using primary data collected through observations, direct measurement onsite and archival records of transactions. Data analysis revealed that all the manufacturing companies used multiple channels for the delivery of their products to customers, 79% of the distribution centers/warehouses and retailers store were located between 0 - 350 kilometers away from the manufacturers plants which is the recommended distance for road transport economies to be achieved. In addition, the findings established that the average transportation cost per average distances decreases as the distance increases, while the average transportation cost per average tons shipped increases with increases in average distance. However, the predominant types of innovations among surviving and successful CMSMEs, and the impacts of such innovation(s) on the success of the CMSMEs is unclear. This paper aims at exploring the predominant types of innovations among the successful construction micro, small, and medium enterprises in northern Nigeria. The research employed qualitative research method to exploratively determine the types of innovations. Recorded interviews constituted the research data from 17 CMSMEs spanned through 14 states out of the 19 states constituting northern Nigeria. While semistructured interview with opened ended questions were used to collect data through judgemental and snowballing sampling technique at stage 1 and 2 respectively. Data were transcribed, open and axial coded and analysed. The result reveal product innovation as the predominate type of innovation among other types of innovation and mostly responsible for the success of the CMSMEs studied. The result of the research enriches body of knowledge in respect of common types of innovations within CMSMEs and implies that successful CMSMEs in Northern Nigeria pay more attention to product innovation to trigger their success and other forms of innovations. Furthermore, the result of the research suggested failing CMSMEs can survive when they concentrate on product innovation.
